What Most Realtors Won’t Tell You (But Should)

A straight-talking guide to the questions most agents dodge—and the answers you deserve.

Thinking about listing your home in Charleston?
You’re probably hearing a lot of sweet talk. High prices. Quick sales. “Hot market.”
But before you hand over the keys—or sign a listing agreement—there are a few truths most agents won’t volunteer.

Not because they’re trying to be shady.
But because telling you the whole story might scare you off. Or worse, make you ask too many questions.

Let’s fix that.

1. You don’t have to pay 6%.

Seriously. That old-school commission model is fading fast.
Plenty of homeowners are saving thousands with lower-fee options that still give them MLS access and pro support.
You shouldn’t feel awkward asking about fees—and if you do? Red flag.

2. Zillow isn’t your best pricing tool.

Online estimates are algorithm guesses. Not reality.
You need pricing rooted in real-time market data, hyperlocal trends, and buyer behavior in Charleston neighborhoods.
Overprice it and sit. Underprice it and lose equity. Price it right and you win.

3. Most “full service” agents outsource half the job.

From photos to showing setup, many agents hand off critical tasks to assistants or third parties.
That’s not always bad—but you deserve to know who’s actually doing the work behind your listing.

4. The first weekend is make-or-break.

Buyers pounce on new listings. That first 3–5 days? It’s your golden window.
Mess up the timing, the price, or the photos, and you risk going stale before anyone sets foot inside.

5. You’re allowed to ask hard questions.

  • How many homes have you sold in this area?

  • What’s your actual marketing plan—beyond the MLS?

  • Can I cancel the listing agreement if I’m unhappy?

You are the client. You’re allowed to interview your agent like they’re applying for the job—because they are.

You don’t need fluff. You need facts.
And someone who’s not afraid to tell you the truth—even if it’s not the easiest sell.
